A respectful request to our Board

The Board has proposed a $22.6 million special assessment to be voted on May 18, 2026 — one year before our mandatory County milestone inspection in May 2027.

We respectfully ask the Board to pause all major decisions, vendor commitments, debt, and assessments until after the 2027 inspection so we can:

  • Get the County's evaluation before spending $22 million
  • Hire an expert who specializes in 25-year recertifications
  • Create a proper master plan with engineering studies, renderings, and accurate budgets
  • Increase reserves modestly through HOA fees and reduce any future assessment

This is not opposition. It is collaboration. We support our Board and Maria's team. We want to help them make the biggest decision in our building's history with the diligence it deserves.

The Proposed Plan and Our Concerns

The Board has proposed a $22.6 million special assessment to be voted on May 18, 2026 — one full year before our mandatory County milestone inspection in May 2027.

  • No third-party engineering studies have been commissioned to validate the proposed scope of work.
  • $870,000 furniture line item for items that would reasonably cost closer to $87,000 at retail.
  • The project manager's compensation structure is unclear and has not been disclosed to owners.
  • Conflict of interest: the project manager is paid only if the project proceeds — creating a strong incentive to push it through.
  • The urgency claim lacks engineering support from any independent licensed engineer.

Our concerns are with the project manager's plan and process — not with our Board or with Maria's team, whom we deeply appreciate.
