The 25 Year Inspection Plan
Research first. One master plan. Then build it in phases, with as little disruption as possible.
Research first
A peer-reviewed comprehensive engineering study before any major spending, so every dollar answers a documented need.
Learn from our neighbors
Survey our neighboring tower's stalled two year construction project and avoid the mistakes that stalled it.
Use the experts who live here
Take advice from owners in the building who have done work like this professionally.
Ask owners, and keep them informed
Ongoing owner surveys and transparent communication before decisions are made, not after.
Studies, then one master plan
Bring the inspection work and the building's other needs into a single plan, so we are not paying twice.
Competitive RFP
Bid the work transparently, with contracts and budgets reviewed line by line.
Phased construction
Phase the work to minimize interference with residents: noise, access, and amenity closures planned around the people who live here.
Closeout
Documented completion, warranties in hand, and a maintenance plan so we protect what we just paid for.
The steps, in plain order

This site is privately owned and run by Ocean Tower One unit owners. It is not affiliated with the Association, and it openly supports specific candidates. The Association and its counsel do not review, approve, certify, or oversee this site, so their silence about any page is not a confirmation that it is correct. This site does not receive, submit, transmit, certify, or count ballots or forms for anyone. You send your form and your ballot directly to the Association's management office or the election monitor, exactly as the official instructions say. The Association's official election materials, Florida law, and the Association's governing documents control how the election is run. Our job is to make that official information easy to find, not to interpret it or stand in for it. Where we show an Association message, we show its source and date; later messages may change things, so always check the Association's official materials for anything final. "In response to owners’ requests, the Association will offer email voting in accordance with Section 718.128(7), Florida Statutes." (Association notice, October 1, 2026) On October 1, 2026, the State of Florida appointed Mr. Tomas Rementeria as election monitor (Florida DBPR, Notice of Appointment, October 1, 2026).
