The next steps, in the Association's own words

These are the Association's steps and the law's words, laid out simply. We have added nothing. The Association says: 'We ask owners to rely on the Association's official election notices and instructions.' (Association Manager, email of September 18, 2026)

Step 1. The Primary Occupant form

"The purpose of the Primary Occupant form is to authenticate the person responsible and authorized to vote in a meeting in which a vote is necessary."
(Association notice, September 14, 2026)
"Owners who wish to submit or update a Primary Occupant Form should do so by October 19th, 2026, the day of the meeting."
(Association notice, September 14, 2026)

To find it, the Association says: 'If you wish to review the Primary Occupant form, or submit a new one, you may do so on the association website: oceantowerone.com. 1. Go to Resources 2. Go to Media Library 3. Scroll to Ocean Tower One Condominium Documents 4. Scroll Down: you will see the OT1 Primary Occupant forms.' (Association notice, September 14, 2026)

The Association also says: 'Management will contact each owner who does not have a signed form and send those owners a Docusign.' and 'The association cannot verify an electronically signed form submitted through a 3rd-party website.' (Association notice, September 14, 2026)

Questions about the form? Management office: 305-365-0090 or adminassist@oceantowerone.com.

Step 2. The email vote

The Association's October 1 notice says: 'Owners choosing email voting will receive an "EMAIL BALLOT" from MYEMAILVOTE@2020VISION.MANAGEMENT' and 'Type or print your name, type and print your unit number, make sure to send the ballot from the email used by the person who signed the Primary Occupant form.' and 'Email the completed ballot MYEMAILVOTE@2020VISION.MANAGEMENT' (Association notice, October 1, 2026)

The law says the ballot has 'A space for the unit owner to type in his or her unit number' and 'A space for the unit owner to type in his or her first and last name, which also functions as the signature of the unit owner for purposes of signing the ballot,' and that the owner must send it 'no later than the scheduled date and time of the meeting during which the matter is being voted on.' (Section 718.128(7)(c) and (d), Florida Statutes)

The SECRECY WAIVER. To waive something means to give it up. A secret ballot means no one can connect your vote to you. When you vote by email, you give that up. The law requires every email ballot to say this, in capital letters:

"WAIVING THE SECRECY OF YOUR BALLOT IS YOUR CHOICE. YOU DO NOT HAVE TO WAIVE THE SECRECY OF YOUR BALLOT IN ORDER TO VOTE. BY TRANSMITTING YOUR COMPLETED BALLOT THROUGH E-MAIL TO THE ASSOCIATION, YOU WAIVE THE SECRECY OF YOUR COMPLETED BALLOT. IF YOU DO NOT WISH TO WAIVE YOUR SECRECY BUT WISH TO PARTICIPATE IN THE VOTE THAT IS THE SUBJECT OF THIS BALLOT, PLEASE ATTEND THE IN-PERSON MEETING DURING WHICH THE MATTER WILL BE VOTED ON."
(Section 718.128(7)(c)3, Florida Statutes)

We are still waiting for the ballot notice and the email ballot form. The Association says they are coming.

Step 3. Confirming receipt

The Association has not published how an owner gets confirmation that an email ballot was received. We have asked.

"Management has always been available to assist any owner or resident with questions regarding the election or their individual voting status."
(Association Manager, email of September 18, 2026)

Management office: 305-365-0090 or adminassist@oceantowerone.com.

We are still waiting for the ballot notice. Watch for it.

The Association and its counsel do not review, approve, certify, or oversee this site, so their silence about any page is not a confirmation that it is correct. This site does not receive, submit, transmit, certify, or count ballots or forms for anyone. You send your form and your ballot directly to the Association's management office or the election monitor, exactly as the official instructions say. The Association's official election materials, Florida law, and the Association's governing documents control how the election is run. Our job is to make that official information easy to find, not to interpret it or stand in for it. Where we show an Association message, we show its source and date; later messages may change things, so always check the Association's official materials for anything final. "In response to owners’ requests, the Association will offer email voting in accordance with Section 718.128(7), Florida Statutes." (Association notice, October 1, 2026) On October 1, 2026, the State of Florida appointed Mr. Tomas Rementeria as election monitor (Florida DBPR, Notice of Appointment, October 1, 2026).
